For apartment owners and agents
We lease apartments in inner Brisbane on a proper written agreement, furnish them, and operate them as serviced accommodation. You get a single corporate tenant, a fixed rent, and an apartment that is professionally cleaned every few days rather than inspected every three months.
The arrangement
We take a lease over your apartment, in the name of our company, and we pay you rent. With your written consent, we sub-let it as short-stay accommodation.
We are the tenant. We are not managing the property on your behalf, we do not take a commission from you, and we do not hold your money. Our income is the difference between what we pay you and what we earn — which means the vacancy risk is ours, not yours.
The one thing we always ask for. Your written consent to sub-let the apartment for short-stay accommodation, as a signed part of the lease. Without it we will not proceed — not because it is a formality, but because an arrangement your agent nodded at is worth nothing to either of us if there is ever a disagreement.
What you get
Why this suits an apartment
A leak behind a cupboard is found in days, not at the next routine inspection.
No furniture dragged through doorways, no pets you did not approve, no six months of accumulated wear.
Identity verified for every booking, a deposit held, house rules agreed before arrival, and noise monitored at the decibel level.
What we look for
One or two bedrooms, in the CBD, Fortitude Valley, Spring Hill, West End, South Brisbane or Milton. Air conditioning, a lift if it is above the second floor, secure entry, and internet that can be connected.
A term of three years or more suits us both — it lets us furnish the apartment properly rather than cheaply. We will ask for a short rent-free period at the start to fit it out, and we will leave the fit-out behind if you ever want it.
Next step
Tell us the address, the number of bedrooms and the rent you have in mind. We will look at the building, the by-laws and the numbers, and come back with either an offer or an honest reason why it is not right for us.
We say no to most apartments we look at. That is not a negotiating position — it is how we make sure the ones we do take are run properly.
